As you may be aware, there have been many shifts and changes in the market place in the last week or so, including yesterday’s decision by the Bank Of England to lower the Base Rate even further to 0.1% which is the lowest in our country’s history.
It is safe to say that COVID-19 has and will continue to shape our future not just economically but as a nation too.
Despite the rate cuts, it will still mean that the average Standard Variable Rate (if all lenders pass the reduction on) would be between 3.5% and 4.5% and it would be prudent to review your mortgage options now while fixed rates are at an all time low.
Typical fixed rates currently range between 1.2% - 2.5% depending on how long you would like to have your fixed rate over (say 2, 3 or 5 years). Tracker rates are also low and track the Bank of England base rate (now at 0.1%), but we do not know how long this will be for and indeed if lenders will decrease their product rates as there will be a time when the economy will need to grow again.
We are fully aware of the government’s pledge to help mortgage borrowers with payment holidays on their mortgages should this be needed and we are also aware that Credit Files such as Experian and Equifax will not be effected due to the pandemic that we are facing. We are more than happy to help you and speak with your existing lender on your behalf (we will need a Letter of Authority which we can provide) to help you through these difficult times.
COVID -19 is out of our control but we want to help each one of our clients’ finances through this economic change and the impact it could have on your circumstances and family.
We strongly advise that if ever there was a time to keep your Protection Policies in force then that time is now. If you have policies in force that have not been reviewed for a while, then we will happily review these for you free of charge. If you haven’t currently got any Protection in place, then we would strongly recommend that you consider obtaining some, as Life Insurance Providers may start to place exclusions on cover for claims arising from COVID -19 or similar future pandemics. We have already had notification from one provider that on their short -term Income Protection plans they will start this exclusion.
Are you aware of all the benefits that are available through your provider? (Most, if not all Protection Providers Offer a Counselling service as standard to help with all aspects of life such as anxiety, depression and bereavement). This free service comes at no extra cost and it is available for all family members to use, not just the policy holder. If you would like us to obtain the helpline for your provider please ask and we’ll be happy to help.
